Fishers was a town of roughly 2,000 people in 1980. By 2010 it had reached 76,794, and the 2020 census counted 98,977, an increase the Census Bureau's most recent estimate puts near 104,800, up about 5.8% in just five years. Fishers did not become a city with its own mayor and council until January 2015, which means most of the built environment here, including a lot of the housing, arrived after the town was already growing faster than almost anywhere else in the state.
Hamilton Southeastern Schools serves roughly 21,000 students across twelve elementary, four intermediate, four junior high, and two high school buildings, a scale that tells you how much of Fishers is families with school-age kids in newer homes. The median home value is around $391,000, and about three in four homes are owner-occupied.
Two parts of Fishers get talked about a lot: the Nickel Plate District downtown, a walkable, mixed-use area built along the old railroad corridor with narrow-lot infill housing, and the neighborhoods around Geist Reservoir on the east side, where waterfront lots carry more complex rooflines with multiple dormers facing the water.
Both are a long way from the courthouse-square character you find in Lebanon or Noblesville. Fishers reads as a place designed in the last two decades around trails, the reservoir, and a downtown built to feel finished rather than one that grew up slowly around it.

Tall, close-set two-story homes near the Nickel Plate District were often designed with shallow roof overhangs for a cleaner street elevation. That leaves very little room for soffit venting, so even a roof with a correctly installed ridge vent can end up starved for intake air, and the attic runs hotter than it should.
Wind-driven rain at dormer cheek walls near Geist
Homes near Geist Reservoir tend to have more dormers and more roof planes facing the open water, where wind-driven rain hits harder than it does further inland. Short or missing step flashing at a dormer cheek wall is a common find on these houses, usually showing up as a stain on the wall just below the dormer.
Shared valleys between close-set garages
On some of the tighter-lot Fishers subdivisions, neighboring homes' garage rooflines sit close enough together to create a shared valley condition, funneling more water than a single-home gutter run was sized to handle. It is easy to miss on a quick look because the problem is really about two roofs' worth of water hitting one gutter.
Deck and screened-porch roofs added without continuous flashing
A lot of Fishers homeowners add a covered deck or screened porch roof onto the original house well after it was built. Where that addition ties into the existing wall without a continuous flashing detail at the ledger board, it is one of the more common sources of a slow leak that only shows up during a sustained rain.

It is within our service area, but we will not tell you it is close. Fishers is about 40 to 45 minutes from our shop on 500 East, and it is the far edge of the territory we cover on a regular basis, not an occasional exception.
It can. Homes on more exposed lots near open water tend to take wind-driven rain harder at dormers and roof-to-wall intersections, so we pay closer attention to step flashing and cheek-wall details on a Geist-area inspection than we might elsewhere.
It changes the approach more than it adds difficulty. Narrow-overhang designs need extra attention to soffit and intake ventilation since there is less room to work with, and access on a tight lot sometimes takes more planning for equipment and staging.
