Westfield's population went from 9,293 in 2000 to 30,068 in 2010 to 46,410 at the 2020 census, and current Census Bureau estimates put it above 66,000. That is not a typo, and it is not slowing down much. Most of that growth followed Grand Park Sports Campus, which opened in 2014 as one of the largest youth sports complexes in the country and now draws close to two million visits a year, plus a decade of Indianapolis Colts training camps held here since 2018.
What that means for us is a huge amount of production housing built inside a fairly narrow window, roughly the last fifteen years. Subdivisions like Chatham Hills on the west side went in with a consistent builder-grade spec across hundreds of lots: three-car garages, big secondary roof planes, and decorative touches like vinyl shake accents on the gable ends. When one house in a phase develops a problem, the identical house two doors down usually has the same one waiting.
The median home value here is around $425,700, and close to 80% of housing is owner-occupied, both signs of a community built for people staying put rather than turning over quickly. Westfield-Washington Schools serves most of the city with seven elementary schools plus intermediate, middle, and high school buildings.
The older core of Westfield, founded in 1834 by Quaker settlers as a stop on the Underground Railroad and incorporated as a city only in 2008, is much smaller than the subdivisions surrounding it, but downtown revitalization around the new library and city hall means that part of town is changing too.

Four things come up often enough on Westfield's newer production housing that we look for them before an inspection is half done.
Vinyl shake accents chalking and pulling loose
The cedar-look vinyl shake panels used on gable peaks throughout newer Westfield subdivisions hold their color for a while, then start chalking and fading unevenly, especially on south-facing gables. The butt seams also work loose faster than the flat siding around them because they carry more wind load per square foot.
One builder-grade gutter run under a three-car garage roof
A lot of Westfield's move-up floor plans put a three-car garage under one long, unbroken roof plane, and the builder often runs a single 5‑inch gutter with one downspout across the whole thing. During a hard rain it cannot keep up, and water sheets over the front edge right above the driveway.
Cracking at the synthetic stucco band above the garage
Many of the same production elevations use a stucco-look accent band above the garage doors. Where it meets the brick or siding it is a common spot for hairline cracking, and once that seal opens, moisture gets trapped behind the material instead of shedding off it.
Bonus-room valleys underlaid with standard felt
The bonus room over the garage on many Westfield plans creates two or three closely spaced valleys. When the underlayment there is standard felt instead of a self-adhering ice-and-water membrane, the first hard freeze-thaw cycle tends to produce a ceiling stain right where those valleys meet.

It is a real drive, about 25 to 30 minutes from our shop on 500 East, so we will not tell you it is around the corner. We schedule Westfield estimates and jobs together with other Hamilton County work so the trip is worth making, not squeezed into a same-day dash.
A lot of Westfield's housing was built quickly during the biggest growth years, roughly 2010 to now, and builder-grade specs on things like gutter sizing, valley underlayment, and accent trim were not always matched to the actual roof they ended up under. Ten to fifteen years is about when those shortcuts start showing up as a leak or a chalky, fading gable.
