Zionsville is not really one housing market, it is two sitting next to each other. The Census Bureau put the town at 33,624 people as of July 2025, up 10.1% since 2020, and a median owner-occupied home value of $587,800 with 84.2% of households owning rather than renting. That is a lot of houses, and most of them are recent: subdivisions like Stonegate, Holliday Farms, The Willows, Austin Oaks and Irishman's Run have gone up over the last two to three decades on what used to be farm ground east and north of the old town line.
Then there is the part of Zionsville everybody actually pictures when they hear the name: the brick-paved blocks of Main Street, lined with 19th-century storefronts and homes, anchored by Town Hall (Castle Hall), which has been on the National Register of Historic Places since 1983. The Hussey-Mayfield Memorial Public Library and the SullivanMunce Cultural Center sit close by. This is a walking village core, not a subdivision, and the houses tucked around it were built long before anyone thought about ridge vent or house wrap.
Those two housing stocks fail in different ways. A custom home in Holliday Farms with four roof planes and a chimney cricket needs somebody who reads flashing details correctly the first time, because a callback on a house that size is not a small trip up a ladder. A cottage two blocks off Main Street needs somebody who will scrape the old cornice back to sound wood instead of caulking over a problem that is really about trapped moisture, not missing paint.

Four things come up often enough on Zionsville inspections, across both halves of the town, that we look for them before you point them out.
Gutters overwhelmed by tree canopy, not undersized
On the wooded lots around Irishman's Run and Holliday Farms the gutter is usually sized fine. The problem is leaf and seed litter from mature trees packing the trough and the downspout screen until a normal rain has nowhere to go. That calls for a real gutter guard system, not a bigger gutter, and we look at the tree cover before we quote either one.
Open valleys leaking on multi-gable custom roofs
The larger homes built over the last twenty years often have four, five, or more roof planes meeting at valleys and chimney crickets. Every one of those intersections is a chance for water to get behind the flashing if the step and valley metal were not run correctly the first time. We check every valley on a Zionsville roof inspection, not just the field of the shingle.
Old cornice trim rotting from trapped moisture, not sun
Near Main Street, the wood cornices and window trim on 19th-century buildings and cottages fail from moisture that got sealed in behind too many coats of old paint, not from UV like a newer house would. It shows up as soft wood and bubbling paint even on north-facing walls. The fix is stripping back to sound wood and letting it breathe again, not another quick coat on top.

A lot of the newer custom construction favors fiber cement board-and-batten and wide trim boards over vinyl. It looks sharp, but the factory-primed ends at every butt joint and corner need to be field-sealed and painted correctly during installation. When that step gets rushed, water gets behind the board within a few years and the joint goes soft.

Yes, and we treat them differently than a house in one of the newer subdivisions. The wood cornices, window trim and porch details near the village core are original material worth preserving, and the paint and roofing decisions we make there are different from what we would recommend on a 2015 build. We will tell you what we see before we quote it.
It changes what we look for. A simple gable roof has one obvious failure point, the field of the shingle. A roof with four or five planes has that plus every valley, chimney cricket and step-flashing run where two planes meet. We walk every intersection on a complex Zionsville roof, not just the open field.
On wooded lots it is usually debris, not size. Leaves, seed pods and small branches from mature trees pack into the trough and the downspout screen until water has nowhere to go, even in a properly sized gutter. We look at what is actually clogging the system before we recommend replacing it.
We do. Town Hall (Castle Hall) has been on the National Register since 1983, and there is real attention paid to how exterior work looks near Main Street. We will walk you through what we plan to do before we start so there are no surprises on a house that visible.
