Thorntown sits in Jackson Township in northwestern Boone County, platted by Cornelius Westfall in 1830 on ground along Sugar Creek that had been a Native American trading site for roughly a century before that. The 2020 census counted 1,432 residents, and the town has stayed close to that size for a long time. This is not a growth story like the towns closer to Indianapolis; it is a town that has kept its footprint small and its buildings old.
The Thorntown Public Library has been on the National Register of Historic Places since 1986, and the downtown around it still carries the frame and brick construction the town's own history describes moving through in stages: cabin, then hewed log, then frame, then brick. From 1905 to 1926 the Lebanon and Thorntown Traction Company ran an electric interurban line connecting the two towns, and today the Big Four Trail follows part of that same historic rail corridor, with a stretch running the roughly ten miles between Lebanon and Thorntown.
Housing here is mostly older frame construction built well before anyone was thinking about ridge vent, house wrap, or a 30-year architectural shingle. The median home value, based on recent third-party estimates rather than a full Census Bureau figure for a town this size, runs in the low $200,000s, well under what you would find closer to Indianapolis.
What that means for us is straightforward: Thorntown work is old-house work almost across the board, on homes where the person doing the job needs to understand what was originally there before deciding what to replace.

Solid soffits with no ventilation at all
A lot of Thorntown's older frame houses were built with a closed soffit and no ridge vent, because attic ventilation was not standard practice when they went up. That traps heat and moisture in the attic year-round, and it ages roof decking from underneath even when the shingles up top look fine. Adding real intake and exhaust is often the single best thing we can do for one of these roofs.
Old narrow gutters rusted through at the seams
A number of older Thorntown homes still carry a narrow gutter from a mid-century retrofit, seamed in sections rather than run continuous. Those seams are where they fail first, usually rusting through quietly for a season or two before anyone notices the fascia behind them has gone soft.
Layered old paint that needs real prep, not a quick coat
On the older wood clapboard in and around downtown, we regularly find several generations of paint stacked on top of each other. A fast pressure-wash-and-recoat over that just seals in whatever is already failing underneath. It takes proper scraping and priming to get a repaint that actually holds.
Detached garages built to a different standard than the house
Small-town lots in Thorntown often have an older detached garage or outbuilding near the alley that was never kept up to the same standard as the house, sometimes with mismatched roofing material entirely. It is easy to overlook until it starts leaking onto whatever is stored inside.
